Building in Toronto: what to know
Permits and approvals
Toronto Building issues building permits across the entire city. New buildings and many exterior changes also need site plan approval through City Planning, and work on or over a city road, such as hoarding, crane swings, sidewalk closures or a new curb cut, needs approval from Transportation Services. We prepare complete submissions, track plan-review comments and build the approval timeline into the schedule from the start.
Site conditions and logistics
Tight lots mean careful logistics: delivery windows, hoarding, neighbour notices, noise by-law hours and little room for materials. Many Toronto homes are 60 to 100 years old, so renovations often uncover old wiring and plumbing. Sites near ravines and watercourses may fall within Toronto and Region Conservation Authority regulated areas.
Ontario Building Code
The 2024 Ontario Building Code took effect on January 1, 2025. We work with your designers to make sure drawings, barrier-free design and life-safety systems meet the current Code.
Winter construction
Frost, cold-weather concrete, temporary heat and shorter days affect cost and schedule. We plan for the season from the start, so winter never becomes a surprise.

Frequently asked questions
Who issues building permits in Toronto?
Toronto Building issues building permits across the entire city. Larger projects and exterior changes may also need site plan approval through City Planning, and work affecting city roads needs right-of-way approvals.
Can you work in an occupied office tower?
Yes. We plan around landlord construction rules, elevator bookings, after-hours noisy work and protection of common areas, and we coordinate closely with property management.
Do you renovate older Toronto homes?
Yes. We plan for what older homes tend to hide, such as outdated wiring, old plumbing and settled framing, and we build investigation into the price so surprises are rare and handled quickly.
Can you build while my business stays open?
Yes. We phase work, control dust and noise, schedule disruptive tasks after hours where needed, and keep your staff and neighbouring tenants informed.
What kinds of projects do you take on in Toronto?
Commercial construction and build-outs, home renovations, basements, additions and outdoor projects, and infrastructure work such as paving, sidewalks, lighting and parks.
