Building in Aurora and Newmarket: what to know

Permits and approvals

The Town of Aurora and the Town of Newmarket each issue their own building permits and run their own site plan processes. York Region approvals may apply for regional roads and servicing. Much of the area drains to Lake Simcoe, where the Lake Simcoe Region Conservation Authority reviews work near creeks and wetlands, and parts of Aurora fall within the Oak Ridges Moraine.

Site conditions and logistics

Historic main streets bring heritage considerations and tight access, while newer subdivisions and business parks around Highway 404 bring stormwater management and site plan conditions.

Ontario Building Code

The 2024 Ontario Building Code took effect on January 1, 2025. We work with your designers to make sure drawings, barrier-free design and life-safety systems meet the current Code.

Winter construction

Frost, cold-weather concrete, temporary heat and shorter days affect cost and schedule. We plan for the season from the start, so winter never becomes a surprise.
